RESIDENTIAL CONDOMINIUM LEASE AGREEMENT

THIS CONDOMINIUM LEASE AGREEMENT (hereinafter "Agreement") is entered into, this _____ day of ___________________ 20___, by and between: The Lessor:

In regards to the Property in:

4902 Marcella Ave., Apt. _______ Laredo, TX, 78041 (Hereinafter "Condominium")

The Lessor and Lessee(s) do hereby agree to abide by the terms set out in this Agreement. The terms of this Agreement are as follows:
1. THE CONDOMINIUM. Inconsideration of the rent payment to be paid by Lessee and of the other covenants and agreements herein contained, the Lessee(s) rents to Lessee the Condominium. Lessee(s) shall use the Condominium only for residential purposes. Lessee(s) shall not use or allow the use of the Condominium in any way that interferes with other Lessee(s)' use and enjoyment of the Condominium or neighboring property. Lessee(s)shall not use the Condominium for any illegal or improper use. Additionally, the Lessee(s) shall comply with all Zoning Ordinances, Protective Covenants and Deed Restrictions. The Lessee(s) agree that the Condominium shall be a non-smoking environment. No smoking is allowed anywhere in the Condominium. The Lessee(s) agree that no more than ____ residents are allowed to occupy the Condominium. TheLessee(s) agree that NO pets of any kind shall be allowed in the Condominium. Failure to abide by this paragraph will result in immediate eviction without prior notice and forfeiture of all prepaid rent and deposits.
2. SECURITY DEPOSIT. The Lessee(s) agree to deliver a Security Deposit to the Lessee(s) in the amount of $_____________ (Hereinafter "Deposit"). The Deposit will be returned to theLessee(s) at the end of this Agreement, less deductions. The Lessee(s) is not entitled to interest on the Deposit. The parties acknowledge that the Lessee(s) will be permitted to deduct from the Deposit any amounts for reasonable cleaning and repair of damages to the Condominium at the end of this Agreement. Ordinary wear and tear is accepted. The Deposit may not be used by either party for anypayment due under this Agreement.
3. TERM AND AMOUNT. This Agreement shall begin _____ day of _________________, 20___ and will remain in effect until _____ day of _________________, 20___, and the Lessee(s) agree to a monthly rent of $_____________ USD, (not including the Deposit).
4. LESSEE(S) RESPONSIBILITIES. The Lessee(s) shall comply with all obligations imposed upon Lessee(s) by applicableprovisions of building, housing, and health codes; maintain the Condominium in good condition during the entire length of this Agreement and shall neither cause nor allow any abuse of the facilities therein. The Lessee(s) shall inform the Lessor of any condition that may cause damage to the Condominium. Upon the termination or expiration of this Agreement the Lessee(s) shall redeliver the property,amenities, appliances and any other applicable aspects of the Condominium, in as good condition as at the commencement of the Agreement. Reasonable wear and tear from use and obsolescence to the Condominium shall be accepted.
5. UTILITIES Lessee(s) agree(s) to pay all utilities and services arising from the use of the property.
6. CONDOMINIUM ALTERATIONS Lessee(s) shall make no alterations,additions or improvements to the Condominium (including the application of paints), without first obtaining the express written consent of the Lessor(s).
7. INSURANCE Lessee(s) acknowledges that Lessor's insurance does not cover personal property of the Lessee caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall Lessee(s) be held liable for such losses....
