I. I.INTRODUCTION
Facilities Management represents an important part of the business service sector. A few decades ago, it has been seen from a traditional pointof view where it was considered as the poor relation between sectors, which function was cleaning, maintenance and repairs. But, since the late 1980s approximately, nowadays this old-fashioned perspective has advanced leading to a very different outlook in which Facilities Management is considered as a service discipline and profession between both property and construction industries. Althoughit is viewed as a sector and profession in the market it covers many types of activities, such as real estate management, change management, human resources management, health and safety management as well as domestic services, maintenance services and utilities supplies. In order to carry out a successful management have to be taken into account hard matters, like financial management, and softmatters, such as managing people (Total Facilities Management, p.4)
In this sense, Facilities Management can be defined as “a profession that encompasses multiple disciplines to ensure functionality of the built environment by integrating people, place, process and technology” according to the International Facility Management Association. This description shows the main traits and characteristicsof what this concept means and the principal services that it encompasses. In this report we will analyse several factors from different points of view in order to make in our mind a big picture about what Facilities Management means and to understand in more depth this field. To accomplish this purpose, there will be a brief analysing of market reviews of KTI, Catella and CBRichard Ellis in order to know the general situation of property markets in Finland. In this way we will be able to identify the current market challenges and threats. Moreover, we will see how the recent global economic downturn has been perceived and how much they have affected this industry.
But this kind of reviews cannot provide us complete information about Facilities Management situation inFinland. For this reason we have included a short summarize about a research done in this field by Aalto University in order to learn more in depth it. Using this tool we will acquire more knowledge that will help us to identify the drivers of the environment.
In the third phase there will be described three companies that are developing their activity in different services in facility managementfield. More specifically, the companies that we are going to study in a most comprehensive way are Palmia, Soupster Catering and Securitas. We will analyse what do they do and what kind of management is carried out in each one of them. In the second part we will also recognize the skills that are needed to be able to perform successfully a position like the Facility Manager.
In order to getanother point of view, we have carried out an interview to Juha Kolkkinen, the director of the unit for customer and development unit for Palmia Company. It will facilitate us details of his job, including challenges, responsibilities and also information about the organization, which will help us to know Facilities Management from another approach and being easier to accomplish our objective.
