I) Introduction:
Because of the crisis in the Spanish construction sector and the financial system, and the big decrease of foreign investorsand buyers of properties, the Fontana’s IV Residential couldn’t be sold. Nowadays, the number of apartments not sold in that Residential is the 100%. The Residential has a Bank Mortgage of “Caja de Ahorros del Mediterranero” of 1.500.000€. The constructor IDEARCO S.L. tried to find a solution to find impossible to sell the houses, he tried to apply to the Official Protected House Government Helps,but the apartments and the area didn’t achieve the Law and government requirements. The next idea was to reduce the price of the apartments a 37% to less than 100.000€, but people in Spain can’t afford a mortgage of a house of 100.000€ at least now. Foreign investors prefer to buy houses in Turkey, Egypt, where house prices are a 50% cheaper than in Spain.
The impossibility to find asolution went to a new idea, to rent the apartments at very low prices, 400€/month, but the people that tried to apply for those rents didn’t have a job, and they had a high risk level of no paying.
As the big problems of the sector, and the big depression affecting Spain lately, IDEARCO S.L. decided to hire our services, and convert his 15 apartments in a hotel. The good situation of theResidential near important Golf camps, as La Finca, makes us the opportunity to focus on foreign customers interested on playing Golf at a very low cost, near the coast. For this new activity IDEARCO S.L. will just spent a maximum of 100.000€ in buying all the necessary furniture and equipment of a small hotel.
Our Goal will be to make sure the Hotel achieves the legal requirements and to find theright people to manage the hotel daily activity. We will try to find all the cheapest furniture and equipment to adjust to the maximum expenses of 150.000€.
