INTRODUCTION

After a period of big grow, the construction industry has been affected by the recession like otherindustries. The most considerable decline was registered in house building, while the civil engineering and commercial sub-sectors also fell at record rates.

Businesses in the construction industry, therefore, need to ensure they remain competitive during this difficult economic climate. At the same time, they need to prepare the business to be able to take advantage of any future upturn in the market.The building industry in the UK has changed very considerably over the last 30 years, that is the case of the role of the main contractor who went from being the main provider of resources into being a provider of management and financial services.

The building industry and the civil engineering industry together are often referred to as the construction industry. The UK constructionindustry is very large, it consists of over 250,000 firms employing 2.1 million people in a multitude of roles. The industry consists mainly of small firms.

The building industry is very flexible and is able to accommodate itself to major changes in work load easier than other industries, it also can expand in order to meet the demand without major investment. These are advantages to improvement.The construction industry needs to keep being competitive in order to have a healthier development in these difficult economic times. In order to be competitive the construction companies need to look at new resources or new techniques that can give them a plus over the competition. This is the case of a good project management, new types of contracts or relationships between the partiesinvolved like partnering and the understanding of the client’s needs in order to meet his objectives. The industry needs to move forward and be self-critical in order to implement these new opportunities of grow and better performance.

1.- Resource management.
Today, construction projects are more complex than ever before. Thousand of task most be coordinated and controlled if a project is to befinished on time and budget. Manpower, equipment and materials are important resources that require close attention.
Meeting the project schedule is often the most important concern for managers and process improvements and resource management are two approaches that can help improve the schedule performance. A project is formed of diverse components linked and related between them and thisrelationship are important to understand and control the project behavior and performance.
Resources are the key to meeting a project schedule, addressing their significant impact on the construction system. The resources usage usually varies over the project duration, because different types of resources are going to be needed in varying amounts over different stages of the project duration and theresources availability is affected by the resource management policies. The supply and availability of the resources can affect the project development but in order to met time schedules and cost budgets all of the resources must be supply with the necessary amount and in the necessary time on the job site.
