Contrato de arrendamiento
Ósea q el contrato de arrendamiento es como un tipo de contrato de renta de algo q puedes usar mas no consumir y tienes q pagar por ese uso o goce
EL ARRENDAMIENTO NO PUEDE EXCEDER DE DIEZAÑOS PARA LAS FINCAS DESTINADAS A HABITACION, DE QUINCE PARA LAS DESTINADAS AL COMERCIO, Y DE VEINTE PARA LAS FINCAS DESTINADAS PARA EL EJERCICIO DE UNA INDUSTRIA.
ARTICULO 2281. LA RENTA O PRECIO DELARRENDAMIENTO PUEDE CONSISTIR EN UNA SUMA DE DINERO O EN CUALQUIERA OTRA COSA EQUIVALENTE, CON TAL QUE SEA CIERTA Y DETERMINADA.
Se ponen de acuerdo las partes contratantes como se les puede pagar obeneficiar puede ser con dinero o bien con un bien o cosa que le sea conveniente.
ARTICULO 2282. SON SUSCEPTIBLES DE ARRENDAMIENTO TODOS LOS BIENES QUE PUEDEN USARSE SIN CONSUMIRSE; EXCEPTO AQUELLOSQUE LA LEY PROHIBE ARRENDAR Y LOS DERECHOS ESTRICTAMENTE PERSONALES.
Por ejemplo un carro se puede usar, la tierra se puede sembrar, una casa, un local todo lo que sea para usar no para consumir.ARTICULO 2283. EL QUE NO FUERE DUEÑO DE LA COSA, PODRA ARRENDARLA SI TIENE FACULTAD PARA CELEBRAR ESE CONTRATO, YA EN VIRTUD DE AUTORIZACION DEL DUEÑO, YA POR DISPOSICION DE LA LEY.
Un administradordel dueño o una persona con carta poder puede rentar la cosa por autorización del dueño y por disposición de la ley.
ARTICULO 2284. EN EL PRIMER CASO DEL ARTICULO ANTERIOR, LA CONSTITUCION DELARRENDAMIENTO SE SUJETARA A LOS LIMITES FIJADOS EN LA AUTORIZACION, Y EN EL SEGUNDO, A LOS QUE LA LEY HAYA FIJADO A LOS ADMINISTRADORES DE BIENES AJENOS.
