• Provide you with an analysis of your property to determine a fair rental price that will be competitive in today’s rental market.

• We will carefully inspect your property (preferably with you present) and make recommendations concerning maintenance, repairs, clean up, landscapingneeds, and any other special needs.

• A management agreement is signed and will establish things such as the amount of the rent, security deposit, pet policy, pest control, lawn maintenance, and minimum rental term’s etc. It is your assurance of our commitment to you.

• Diligently advertise and market your property to obtain a tenant. Such advertising and marketingincludes a Century 21 American Dream Services sign posted at your property (according to HOA regulations), an ad placed in the Orlando Sentinel, place property on the Century 21 American Dream Services web-site, enter into the Multiple Listing Service, and other various Internet rental web-sites.

• Show your property to prospective tenants during week and weekend daylight hours.• Screen all tenants by verifying credit, background, and eviction history. Verification of employment, income, as well as 2 years of rental or mortgage history.

• Once a qualified tenant is found, a lease agreement is drawn and signed by the owner, or Broker, or Broker’s agent and the tenant. All of our leases are individually prepared and written by our attorney, a PropertyManagement Law Specialist. Our Attorney’s office is always available to us for legal advice and counseling regarding your property.

• Collect a deposit from the tenant and 1st months rent prior to releasing keys to the property. The deposit is held in a non-interest bearing account by Century 21 American Dream Services With the Tenant Finder Only Program, the deposit is given to owner andadvised how to hold according to Florida Law.

• If rents are paid in cash or by money order or certified funds, a check to the owner may be written immediately upon completion of processing. When rents are paid by personal check, the law for trust accounts requires that funds may not be disbursed until the check clears the banking system. This currently takes 5 days for local...
