TRUST FUNDS: Proper Handling
Associate-licensee is required to deposit any trust funds into a trust account or a neutral escrow account by the close of business of the secondworking day. If funds are to be held uncashed, written authorization from all parties to the transaction is required.
IMPORTANCE OF ETHICAL BEHAVIOR
Comply with anti-discrimination, ADA, andfair-housing federal and state laws!
All people renting, leasing, or buying homes are protected against discrimination due to race, sex, marital status, ancestry, color, national origin, religion, age,physical disability, or familial status. It is important to know and abide by federal, state, and/or local in order to ensure you or your clients to not discriminate.
The Golden Rule
As aRealtor (R) you must be sure to uphold a high professional standard of behaviour and conduct in all real estate dealings. It is best to apply the Golden Rule,
"Do unto others as you would have doneunto you."
RISK MANAGEMENT GUIDELINES
In order to ensure a long & successful career in real estate the Associate-Licensee should avoid or minimize risks by adhering to real estate law and actingethically.
Deal honestly and ethically in all real estate dealings!!
Follow agency law -- Ensure you fulfill your difuciary obligations of: LOYALTY, INTEGRITY, CONFIDENTIALITY AND UTMOST CARE TO YOURCLIENTS!! This is vital to gaining the publics confidence as REALTORS. Remember agency relationships should be confirmed at the first point a agency relationship is created.
CONTRACTS!! -- If itsnot in writting it doesn't count!! Associate-Licensee should resolve any discrepancies prior to executing a contract. In doubt?? Submit the contract for Broker review!! Remember to make sure allparties understand the nature of the contract, and all questions or concerns are addressed immediately.
