Analysis & Recommendation:
1.201 Bishop gate iswell located in central London has 650,000 sf in space, which clearly cannot meet our requirements as well as flexibility for future growth
2. Spitalfields Market (Bishopsquare) has a space offering of1,000,000 sf at £50/sf.The location is good and with proper aesthetics design will suite our heritage of prestige. However, it will cost us £5,000,000 for the rentage and offers no basic amenities andno flexibility in design for future growth and subletting if needed.
3. Creation of “Village” or “Campus” from close buildings is another option due mainly to proximity to key customers and courthouses. It is however not cost effective and will bring another challenge of having our corporate headquarters scattered in various buildings which is definitely not prestigious going by our culture ofprestige and success.
4. Business Park, Canary Wharf is a new business park developed by Canary Wharf group plc.Its offerings include 1,000,000 sf or more,flexibility in design to cater for growthand future subletting ,basic amenities,best security in the world especially as civil insurrection is becoming common in England, modern conveniences i.e floor-to-ceiling glass, rent of £33/sf...
