SISTEMA CONSTRUCTIVO ALTERNATIVO PARA GENERAR VIVIENDAS DE CALIDAD Y BAJO COSTO PARA LA POBLACIÓN DE CLASE MEDIA DE LA CIUDAD DE MACHALA

Resumen
La presente investigación tiene como objetivo general indagar sobre los sistemasconstructivos tradicionales que se aplican en la ciudad de Machala y que limitan la generación de viviendas de calidad y bajo costo, y como objetivos específicos, describir y determinar los sistemas constructivos que permitan generar viviendas de calidad y bajo costo, para finalmente formular un sistema constructivo alternativo que se pueda aplicar en la ciudad de Machala para generar viviendas decalidad y bajo costo.
Los resultados obtenidos en las encuestas y entrevistas fueron analizados e interpretados, llegándose a comprobar la hipótesis, con la cual se delinearon conclusiones y recomendaciones que permitieron plantear una propuesta de solución al problema, que consiste en un conjunto de procedimientos que permite un sistema constructivo estable y económico que se introduce comoalternativo al sistema constructivo tradicional, que utiliza paneles prefabricados de micro hormigón de alta resistencia con un núcleo de Poliestireno expandido con propiedades termo acústicas, resistente a la humedad y de bajo peso, con características estructurales iguales o superiores al sistema tradicional, que permite reducir y hasta eliminar muchos rubros en el proceso constructivo, lo que brindala oportunidad de disminuir sustancialmente costos y tiempos de construcción sin sacrificar la seguridad ni el confort en la vivienda.

Abstract
This research investigates the traditional construction systems allowed and the limitations of building quality, low costhousing in the city of Machala, Ecuador. Specifically, the objectives were to describe and determine the current methods employed to build quality housing at low cost, and finally, to formulate an alternative system to manufacture similar types of housing.
The results obtained from the surveys and interviews were analyzed, interpreted, and presented. The purpose of the research was to attemptto find alternative, cost effective materials and construction methods to maintain a stable housing environment. An alternative to the traditional construction system has been identified and presented. It uses prefabricated micro concrete panels of high resistance with a core of polystrene expanded with thermoacoustic properties that are resistant to humidity and are light weight. Theirstructural characteristics are equal or superior to those used in the traditional system. By utilizing the newly identified materials in the new constructions will allow for the elimination of several materials currently used in the traditional system. This will provide a system of substantially reduced cost and construction time without sacrificing safety and confort in the home.

1. Introducción
Dentro de las principales aspiraciones de una familia, está el poseer vivienda propia, pero estas se ven limitadas por el alto costo de las mismas y la dificultad de acceder a un financiamiento. Así mismo, son pocas las empresas y profesionales dedicados al desarrollo inmobiliarioque han dedicado tiempo en el desarrollo y búsqueda de nuevas alternativas constructivas que faciliten el acceso a tener vivienda propia.
