2. The Project

The Project will be developed on an extension of land, with 690 by 290 meters, . As we can see by the following table, the total commercial area is 6.007.265 sqft, 558.093 m2. Basically we have 12 different buildings, including a Hotel and a Shopping Center, a Sports Complex, with a Stadium for10.000 people, an Indoor Pavilion, and a parking for about 7.000 cars. We gave a very special attention to the surrounding area of the project, where we can find several gardens with trees and small lakes. As we can see on the following table the Apartments represent about 30% of the total commercial area, if we consider the Parking area a commercial one that means with a separate selling price.Alternatively, if we consider the Parking included on the others prices, the Apartments means about 45% of the commercial area of the project. When we look at the areas of Apartments, plus the Shopping Center, we have more than 71% of the total commercial area. This gives us an idea of the importance of these two components of our project.

On the next table we can see the a global information about the Apartments of the Project. We are going to have 2.028 Apartments with a commercial area of 1.790.602 sqft. Concerning the Apartments wetake into consideration three main aspects: the number of apartments by typology, the average area of the different typologies, and the price by square feet. The figures of the table below are the final result of all the information’s that we are able to collect from the local market. As we have mentioned before, as our project are going to be developed by phases, we are prepared to follow thefurther indications of the market, concerning the three factors above.

Concerning the construction area, we have a total area of 7,303.001 sqft, as showed on the table below,

As we can see by the general draft of page xx, the RAK Sport Ville Project will contain:

Building Nº 1, that is mainly a housing building, with 732 Apartments, and 28 Offices, with a commercial area of 997.083 sqft, or 92.632 m2; Building Nº2, that is alsoa housing building, with a total commercial area of 1.037.729 sqft , or 96.408 m2, that contain:

o An Hotel with 450 rooms and 17 floors, with 544.295 sqft (50.566m2); o A commercial area for Offices with 305.625 sqft (28.393 m2); o And 216 Apartments, whose commercial area will be 187.809sqft (17.448 m2);
Shopping Center, marked as building Nº4 on the referred general draft, with a commercialarea of 1.730.516 sqft (160.770 m2), that include 1.080 apartments, from the 3º to de 12º floors;

Sports Complex, with a Stadium for 10.000 people, 4 Drilling Camps, and an Indoor Sporting Camp, with a total area of 288.473 sqft (26.800 m2), that we can see marked as buildings Nº 3 and Nº 5, on the same general draft;
