• TO OPEN A LOAN: Loan officer must collect all applicable documents from the borrower(s) that will be needed to process the file. Thefollowing is a list of the required items:
1. Typed Fannie Mae 1008 and 1003 (with borrower/L.O. signed page 3)
2. Tri-Merged/Credit Report3. Derogatory Credit Letter
4. Income Documentation
5. Preliminary Title Report
6. Appraisal (use appraisal order form & confirmedvalue, if done but not received yet)
7. Reg Z & Good Faith Estimate(Both dated within 3 days of your Tri-Merged Credit Report)
8. Copy of Rate sheetwith program and terms Circled
9. Signed Borrower’s Authorization
10. Completed statement of information
11. Copy of HomeownersInsurance Declaration Page
12. Exiting Mortgage statements or coupons from borrowers

• The left side of the file is paperwork not to be used with theinvestor/lender. The right side of the file paperwork the processor will use to submit to investor/lender

• All loans to OPEN are then sent to the processor who will openEscrow and Title (if not already open by the loan officer)

• The PROCESSOR will notify the L.O. of the TITLE ORDER NUMBER and ESCROW NUMBER for their COPY FILE.• ESCROW will order and follow-up for DEMANDS , CLEAR Statement of Information, prepare estimated and Final HUD-1 for loan documents, PREPARE AMMENDMENTS and PRODUCEESCROW INSTRUCTIONS

NOTE: TO OPEN ESCROW WE NEED Title report, Statement of Information, Escrow Opening Sheet, copies of Mortgage coupons, Insurance Dec Page.
